The largest selection of new construction
Newly built homes on the Cote d’Azur are not sold by everyone. The brokers allowed to sell new construction are often bound to their working area, and that makes sense; a real estate agent in Eze will not accompany you to view a new-build apartment in Grimaud.
We can, and we do.

Making an offer on existing property for sale in France
You can make an offer after finding your ideal property on our platform. You should send a written offer to us along with your ID and home address.
A deadline can be set to keep the pace of the process. After the seller accepts your bid, we will go to our local notary to arrange the paperwork we need.
This will include a draft of the final sales contract (compromis de vente), which will serve as a blueprint for the sales deed (acte de vente). Once the two parties have signed the compromis de vente, the buyer starts a ten-day process of reflection. After this period, a 5% deposit will be required.
The city council must approve each property’s sale. In rare cases, the city council can overrule the deed and purchase the property. This rule is part of the delay in signing.
Property purchase fees
The property prices you see on our platform always include the agency fees. In 2023, the notaire fees for existing properties will be between 7% and 8% of the purchase price.
If you signed a contract with your buyer agent, they would receive a share of the selling agent’s commission. However, if the property comes directly or is off-market, you will pay the buyer broker 2% of the sales price.
The acte de vente, the final sale document, takes around three months to complete. All parties must be present when it’s signed. If you live outside of France, you can also use a power of attorney to complete the purchase. You must transfer the funds to the notary a maximum of two days before signing.
Remember to bring your passport and a smile when signing the Acte de vente. Before the meeting, you can check the property status to see if the owner left it as agreed.
