The Selection Process
Using your preferences as our guide, we curate a selection of properties from various agencies. Our approach is proactive and creative, ensuring you’ll see homes that truly match your vision. You can also share with us listings you find online. We’ll get the dossier on your behalf as your buying agent and will ask for more background information.
Your Top Five Listings
Once we provide our recommendations, you’ll choose the five properties you’re most interested in visiting. Your Top 5 can be with multiple agents. We recommend finalizing your choices just before your arrival to ensure the best scheduling.

Our Fees and Commissions
As your purchasing agent, our services come at no direct cost to you. The selling agency shares their commission with us. However, there are exceptions:
- For properties under €300,000, we charge 2% (ex VAT).
- For private sales or properties outside our network, we also charge a 2% (ex VAT) commission. This is our Buyer Broker service for the Cote d’Azur and French Riviera that goes beyond expectations.
We aim to offset these costs by negotiating favorable terms on your behalf.
