Joia Méridia futuristic city project in Nice

Located in the heart of the Nice Éco Valley technopole, the impressive urban project Joia Méridia appears. A new take on modern Riviera architecture to complement historic Nice. A new way of living and working, on a total area of ​​73,492 m2.

Joia Méridia is installed on 24 hectares of land in a former industrial estate (ZAC). The ZAC Nice Méridia follows the A8 motorway when you go to Nice airport. This ZAC is a priority project for the city and covers an area of ​​200 hectares. The project is located between Cours de l’Université, Avenue Simone Weil and Cours Robini. This last avenue will receive the extension of the tram line that will lead to the stadium, which is expected to come into use in 2020.

We are offering new apartments in Joia, Nice in an eye-catching building in which many international architects have worked. On the project management side, the project is then coordinated by architect Lambert Lénack. The different buildings were entrusted to different architects including the Japanese Sou Fujimoto, the Italian Cino Zucchi, and the French architect Laisné Roussel.

The urban project will have 800 homes of a total of 51,300 m2. There will be different typologies and ranges of housing: luxury apartments for sale, but also social housing and controlled free housing/reception. In short, a reflection of today’s society. From a service point of view, Joia Méridia will offer 6,100 m2 (for comparison: the Carrefour Nice Lingostière hypermarket is 14,809 m2), 5,000 m2 for the Cité du Bien-être designed by Laisné-Roussel, 2,850 m2 of offices and services and finally 1,220 private and public parking spaces.

Joia Meridia responds to this wish, following the traditional Mediterranean city. Joia Méridia embodies the EPA’s ambition to conform to the predominant criteria of sustainability, innovation, landscape integration and high architectural quality. This district is a renewed invitation to a Riviera lifestyle ”. From an urban point of view, the project has three squares, each delimited with a different architecture. Place Méridia occupies a unique place in the project, located in the centre, it is intended to be on a human scale with buildings of 7 to 8 levels to delimit it.

International architecture in Nice Cote d’Azur

Joia Méridia architects applied the concept of translucent minerality. In fact, it is to follow three principles: the first is the art of Mediterranean building, the second of creating a way of life in contact with the climate, the last will be to give a light identity by heights treatment. The roofs of levels R + 6, R + 7, R + 8 and R + 9 are treated with its vegetated soils. These gardens will support the agricultural character of the Plaine du Var. The roofs of the top floors in Nice Cote d’Azur will be covered with photovoltaic panels.

Sou Fujimoto’s tower is characterized by the depth and sensuality of its curves. The balconies are filled with vegetation and are intended to provide freshness to the residents. We will appreciate the smoothness of the balconies, but also the openings that let in natural light. The volume was dimensioned in echoes of Ateliers Jean Nouvel’s Pléiade building.

Technical and ecological masterpiece From a technical point of view, a geothermal power plant will heat the entire macro lot. Thermal needs management will be managed by a dedicated variable flow distribution network. The advantage of managing multiple buildings with different functions makes it possible to transfer heat, so we can use the heat built up in offices to return it to homes in the evening. All these measures fit into a Smart-Grid Ready approach. With regard to housing, it should be noted that 70% of them are crosswise or bi-oriented.
