How we work in finding your dream home
We are here to help you find the right home. To work together, we must understand what you want to buy. And that you know how we work. The selling broker shares the commission with us, but only if you are not registered with that broker. So, our first advice is not to register with anyone before talking to us.
We will select suitable homes based on your briefing. We do our best to be proactive and ‘think out of the box.’ You then make a selection of the properties you want to visit. These are your Top five. Because several real estate agents mandate the sale of the same home, it is vital to choose the Top Five shortly before your arrival. We can then block a property until your visit.
Finding a property online
If you find a property you like online and want to visit, you can send us the link. We will gather the information on your behalf and hear valuable broker-to-broker information, such as the reason for selling and the price elasticity. And maybe some costs to make that are not in the advertisement, such as renewing the septic tank. Ultimately, we will always negotiate the best price on your behalf.
The buying process
Once we’ve found your dream home and the price is accepted, our notary will draft a ‘promesse de vente’ or ‘compromis de vente’. This is the blueprint for your final deed. If you live abroad, it might be an idea to authorise the notary to sign the compromise de vente while you’re in France or Ibiza. You only need to visit your new property for the final inspection and instructions. Then we go to the notary’s office, sign the deed, and collect the keys and the beeps.

Mortgage and banking fees
If you want a mortgage, we will get you pre-approved by one of our banking partners. We work with mortgage brokers in France, England, and Monaco. A 70% mortgage is possible for Europeans. Outside Europe, it becomes more difficult, but a mortgage is not impossible. We can also contact our private banking partners in Monaco and Luxembourg if you need more advanced financing for your housing plans.
We work with an Awarded Foreign Currency provider if you don’t need external financing but need to bring money into Europe from outside the EU zone. For buyers outside Europe, a bank transfer to Euros is often a costly affair due to high
bank costs. With our Foreign Exchange partner, we can save you thousands of euros in bank costs.
Inheritance and Global tax
We help you find the proper tax structure. You could consider buying a property and put this directly in your children’s name (minimum age 18 years). You give them something beautiful for the future and have the usufruct yourself. In this way, you avoid paying inheritance taxes.
Buying property with your company
