Most people dream of purchasing a property in Ibiza and renting it out as a holiday let. However, this idea is not as straightforward as it sounds. First, you must understand that not every house in the area can be rented to tourists. In order to legally allow people to stay in your home, you will require the local touristic license.
Many people are surprised to learn that not every house in Ibiza is allowed to have a touristic license. This is because, according to the local government, only detached properties are allowed to apply for this type of license. This means that only the ones that meet the necessary criteria can get one.
If you have been renting properties in Ibiza recently, this could have sparked your desire to buy a property here. Or, you may have friends who are renting an apartment on the island. If they are not in possession of the proper license, their activities may be illegal.

Classified advertisements for properties on the Canales de Turistica must not be posted. Violators may be issued with a severe fine.
A Canales de turistica is a type of channel that allows individuals and organizations to advertise their services. This can include travel agencies, booking sites, and other similar businesses. Besides being posted on websites and social media, advertisements for services such as this can also be carried out through other channels.

Requirements for a tourist license
In order to get a touristic license in Ibiza, a property must meet a number of requirements. One of these is having a valid occupancy certificate. It should also be located within the tourist zone. These are some of the factors that are considered when establishing a tourist zone.
A tourist zone is considered when it comes to supporting the local residents and providing a level of service that is not detrimental to the area’s resources. It should be noted that these areas are also allocated with the resident’s quality of life in mind. A home can’t be rented as a vacation home within a tourist zone if it has been sanctioned by the local government for violating the rental licencing rules. Ask our agency in Ibiza about the rental history of the property you want to buy in Ibiza.
A property cannot be used as a vacation home until the sanction has been obtained and the legality of the property can be restored. When looking for a property to get a touristic license, it’s important to ask for a certified inexistencia de unidad urbanistica. The minimum age required to obtain a license is five years.
The property must have been used as a regular residence for five years. It also needs to have an active energy certificate, which indicates its adherence to certain energy efficiency guidelines. These guidelines refer to buildings that were constructed before December 31, 2007, and those that were constructed after January 1, 2008.
Be prepared for final inspection
The application for a tourist license should be submitted as soon as possible. Since you can prove that the property meets all these requirements, it should be allowed to rent out. However, it should be noted that the inspection will still be carried out at a later time. If the authorities find that the application is filled with errors and omissions, it will be canceled and the holiday rental activity will be suspended.
If you’re planning on purchasing a property with a tourist license, make sure that the application has been thoroughly checked. Although it’s possible for anyone to apply for a license, having it granted is different from having an actual one. Also, make sure that the ETV is checked out to ensure that it’s still valid.

While you’re free to submit the necessary paperwork for a tourist license, you won’t be able to get a preliminary number for the license.
