Over the past five years, from 2020 to 2025, property prices in Saint-Tropez have shown remarkable resilience and growth, bucking broader French trends amid economic fluctuations. In 2020, amid the global pandemic, the market experienced a brief slowdown, but demand quickly rebounded as remote work and a desire for safe havens fueled interest in Riviera retreats (French-Property, 2021).

By December 2023, apartment prices ranged from €9,295 to €24,309 per square meter, with an average of €14,804 (Meilleurs Agents, 2023). Houses saw even steeper values, with averages climbing amid a 30% rise over the preceding decade, positioning Saint-Tropez as one of France’s priciest seaside markets (Idealista, 2023).

Entering 2024, prices stabilized with minor adjustments; the Var region’s average house price hovered between €3,500 and €7,200 per square meter, averaging €4,700, though Saint-Tropez outliers pushed luxury segments higher (Meilleurs Agents, 2024). Nationally, seaside resorts averaged €4,514 per square meter, far above France’s €2,933 overall (Les Echos, 2023).

By the first quarter of 2025, second-hand dwelling prices in Metropolitan France edged up by 0.39% year-on-year, but Saint-Tropez’s luxury niche outperformed, with experts forecasting continued upward momentum (INSEE, 2025). Current figures show the lowest price at €7,500 per square meter, an average of €24,565, and highs reaching €62,500 for prime spots (Barnes International, 2025). Overall, annual price increases averaged 4-6% from 2020 to 2023, tapering slightly in 2024 due to interest rate hikes, yet rebounding in 2025 with a 12% rise in transactions compared to early 2024 (French-Property, 2025).

Real estate development in Saint Tropez

Real estate development in Saint-Tropez balances preservation with innovation. Strict zoning laws protect the area’s natural beauty and historic character, limiting large-scale projects. However, selective new constructions have emerged, focusing on sustainable luxury. Over the last five years, returns have averaged 5-7% annually, outpacing many European markets due to enduring demand from affluent buyers (Knight Frank, 2024). France’s capital gains tax (CGT) system favors long-term holders: after five years, owners enjoy a 6% annual abatement on income tax, leading to full exemption after 22 years, and complete social charges relief after 30 years (France Tax Law, 2024).

Non-residents face 19% CGT plus 17.2% social charges, with surtaxes for gains over €50,000, but treaties like the U.S.-France agreement mitigate double taxation (IRS, 2024). Rental income from seasonal lets further boosts yields, making it a hedge against inflation.

Search mandate

We ask you to mandate us to search for you. We will send you a simple agreement that states that we represent you as a buyer broker. We will select properties from our network where the agencies share the commission. So there will be no costs for you. Unless… the property is with an agency that does not want to collaborate. Or it is owned by a private person who doesn’t sell it through an agency but directly through a notary. In these rare cases, we will discuss our commission of 2% plus VAT with you first.
